Neighbourhood guide

Living in Downtown Kelowna

Kelowna's compact urban core sits directly on Okanagan Lake, blending waterfront parks and beaches with the city's densest concentration of shops, offices, restaurants and cultural venues. In recent years the skyline has grown taller under a city plan encouraging higher-density housing, including the 42-storey Water Street by the Park tower.

Location & boundaries

Roughly bounded by Okanagan Lake to the west, Highway 97 (Harvey Avenue) to the south, Clement Avenue to the north and Richter Street to the east. It adjoins Kelowna North and the North End, with Kelowna South just beyond Harvey.

Lifestyle

A walkable, mixed-use district where residents, office workers and tourists share the lakefront boardwalks, patios and event spaces. The area is busiest in summer around the beaches and Bernard Avenue.

Housing & property types

A growing mix of high-rise and mid-rise condominiums and apartments alongside older low-rise buildings, with new residential towers added as the core intensifies.

Shopping & dining

Bernard Avenue, between Richter and Abbott streets, is the main pedestrian shopping and dining street, with lake-adjacent Abbott Street nearby.

Parks & recreation

City Park, Waterfront Park and the lakeshore boardwalks line the shore, along with the Kelowna Marina and public beaches.

Getting around

Served by the Kelowna Regional Transit System (BC Transit), with the downtown a hub of local bus routes; Highway 97 runs along its southern edge.

Attractions & landmarks

Landmarks include Prospera Place arena, the Kelowna Marina, waterfront hotel and casino, and the sails sculpture on the lakefront.

Who it may suit

Buyers who want a walkable, amenity-rich lakefront setting and condo living close to work, dining and the beach.
