Neighbourhood guide

Living in Terra Nova

Terra Nova is a neighbourhood on Richmond's northwest corner combining newer residential development with a large protected rural park at the river's edge.

Location & boundaries

It sits at the northwest tip of Lulu Island where the Middle and South Arms of the Fraser meet, bordered by the West Dyke Trail. Seafair lies to the south and Riverdale to the east.

History

The land was used by the Musqueam and later European settlers for farming and fishing, with buildings dating to the 1890s and a cannery and market garden operating into the 20th century; much of it was preserved as parkland after debate over residential rezoning.

Lifestyle

It offers a quiet, nature-oriented setting popular with families and walkers.

Housing & property types

Housing is a mix of detached homes, townhouses and condominiums.

Parks & recreation

Terra Nova Rural Park is a roughly 63-acre natural area of farmland, gardens and trails beside Sturgeon Banks; the adjacent Terra Nova Adventure Play Environment is a popular playground, and the West Dyke Trail runs along the shore.

Schools

The Richmond School District (SD38) serves the area.

Getting around

Buses and arterials such as Westminster Highway, No. 1 Road and River Road serve this car-oriented corner.

Attractions & landmarks

Terra Nova Rural Park, with its heritage buildings and estuary views, is the main draw.

Who it may suit

It may suit families wanting newer homes next to natural parkland and waterfront trails.
